Our two and three-bedroom villas are designed with the over 65s in mind and come equipped with air conditioning for year-round comfort. A neutral colour palette lets you add your own personality to the interior. Relax with a book, invite friends over for dinner, or simply put your feet up. These villas bring both sophistication and a carefree spaciousness to independent retirement living.
Villas are strategically positioned so that the village centre is only a short stroll away. And just like our apartments, building materials, finishes and landscaping are chosen and designed to reflect the surrounding community environment.
You’ll benefit from an independent lifestyle but with the reassurance of call bells monitored 24 hours a day, and the support of a caring village community. Best of all, your base weekly fee includes rates, window cleaning, gardening and exterior maintenance. Leaving you more time and energy to enjoy a fulfilled village lifestyle.
THE MAIN HUBS
Often viewed as the social hub of any home, your kitchen has been designed to include a wide Corian benchtop with a waterfall edge, and an overhang that creates a seated breakfast bar. Clean lines are themed throughout with an undermount sink, Italian floor tiles, kitchen cabinetry finessed with a bulkhead, and pelmet lighting to illuminate the stovetop. For that extra touch of class, there’s a generous fridge cavity that is pre-plumbed for water and ice.
Your bathroom has received the same class treatment, with Italian tiling that includes wall tiles extending to full ceiling height. A seamless flow continues with a level-entry, fully tiled shower. Fixtures and fittings are modern yet timeless, and we’ve added some clever shelving and light fittings behind the vanity to make personal grooming a cinch.
A laundry provides the ultimate functionality, with a purpose-built tub and shelving to maximise storage and space.

What you can expect
We know how important it is to have certainty about your living costs. As part of Ryman’s Peace of Mind Guarantees for independent living and serviced apartment living, your base weekly fee will never increase. It would only increase if you change from independent living to serviced apartment living, or you add extra aged-care options.
Your fixed base weekly fee for independent living covers:
Maintenance
- rates, water rates, and building insurance
- gardening and ground maintenance
- maintaining and operating the community amenities
- exterior maintenance of your apartment, including inside and outside window cleaning
Services
- call bells monitored 24 hours a day by our on-site staff
- village management and administration
- scheduled transport services and outings

- social time at our weekly complimentary Happy Hour
- our Engage activities program, including musical entertainment, fashion shows, arts and crafts, and regular outings
